Landlady is really helpful. Very prompt with replying emails. Ever so happy to answer questions you have. Location is just great. Lots of restaurants close by...2 minutes walk. University of Reading is about a pleasant 12 minute walk away. Buses to take you to Reading City is a 2 minute walk from the B n B.
