Our bathroom was outside the room, in the same floor, private for us. We didn’t find it a problem that it wasn’t en suite. The bathroom was also new and beautiful, with a window and proper lighting. The property parking was also a good bonus. Really easy connection to the city center by 10-15’ bus, the bus stop was 5’ walk away, safe to walk at night as well. The owners were super friendly, very quick with communication and accommodating. We definitely recommend it!

Situated in Edinburgh, the recently renovated 4 Friends House features accommodation 1.3 km from Royal Yacht Britannia and 3.1 km from Edinburgh Waverley station. We truly enjoyed our stay! The room was beautiful, with a wonderful view from the window and a comfortable, spacious bed — I was pleasantly surprised. Everything was well thought out: there were shampoos, earplugs, coffee, and tea. We loved the shared kitchen, stocked with cereals, milk, spreads, and toast bread, so you can help yourself and prepare breakfast or enjoy a cup of coffee. There were also board games and cozy background music, which made the atmosphere even nicer. The hosts were exceptionally friendly — they let us check in early, kept our luggage on the last day, took great care of us, chatted with us, and were ready to help with anything we needed. Highly recommended!

Location is perfect for exploring all the main sights. Having stayed in many hotels and B&Bs over the years, this is the one that stands out and we'll definitely remember. Self check-in is super straightforward and no need to worry about a key as you only use codes to enter. The Guest House is super close to a bus stop and the center is reachable in no time. Alia, the owner, is the best and really cared for our comfort, and she has made sure to have umbrellas, sugars and other things at the entrance for her guests’ perusal. Great value for money in Edinburgh where all types of accommodation are very expensive especially in summer. Overall, highly recommend the Roost Hill Guest House!
