Breakfast is not included, but well worth the additional upgrade. It is delicious, in my opinion. The view for the top floor is beautiful and you can even see the top of mt Fuji on a clear day. The location was great, next to the mall, Family mart and train station. Hot water kettle and mini fridge was nice, but no microwave.
