The owner is very approachable, he goes the extra mile of asking how we are and offering a space for our luggage in case we would want to leave it if we need to travel around the area. Breakfast is available free of charge -toasts, cherry tomatoes and spreads. Coffee and tea is always available as well. Japanese breakfast is offered for an extra charge but we did not avail it. Room amenities were complete as well, there even is an extension available.

The owner was very welcoming and responsive, which I truly appreciated. The room itself was lovely, with private shower and toilet. There’s also a kitchen available for guests. And I also enjoyed the pleasant incense on the first floor :)

I really enjoyed my stay here! Location is in a residential area, making it a quiet respite after a whole day of sightseeing, while still being conveniently close to the center. Breakfast was also tasty and kindly brought into the room daily. Emiko-san and her family were very welcoming and accommodating. She even gave me a ride to Kyoto Station on my last day and always checked on me daily to see how I was. Very kind family. I would definitely stay here again on my next visit!

Amazing location, in Gion, close to transportation but also very quiet with lots of great restaurants. We stayed in villa 1 with a deep ceramic bath. The Machiya is well stocked with a simple kitchen and microwave for breakfast. Love the little walk down to Tatsumi bridge and river (less than 100m) Familymart is 100m away and laundry service 2min walk. Staff were lovely and easy to communicate with. Highly recommend this place.

The owners are extremely friendly and accommodating, and this cutely decorated 100 year old place is gives a real historical yet cozy feeling. It has all the facilities required, including toilet with a nice bidet, balcony (I had one with view into the backyard garden which was really nice), kotatsu if you want one, tatami floor, comfy reclining chair that sit at floor level, nice breakfast, shared modern bathroom that has nice deep bathtub, little snack and tea everyday, etc. I feel like the photos don't do justice. Have a chat with owners if you can, they are really nice, kind and lovely. Morio-san even dropped me off to venues or nearest stations every morning. I stayed at fancy onsen ryokan after this in different cities as well and this place does not pale in comparison because of such a lovely experience. It was very worth it, especially at this price. I highly, highly recommend the place and I'll definitely stay here again if I visit Kyoto again. I never left a review on Booking.com but felt compelled to leave comment just for this one, so that's saying something.
