The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking. Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. -----

Renovated beach house. Two self contained living areas which each include a bathroom, kitchen, living and deck. Situated on a Large block, ideal for footy, cricket and the kids to run around. Short walk to a perfect surf beach, 400m to local shopping and restaurant precinct, with a bar/cafe with outdoor beer garden. Sensational powerful outdoor Endless mineral Spa/ hot tub. Free WIFI Smart TV's (include Netflix) TWO kitchens (Downstairs kitchen does not have cooking facilities). Outdoor Shower HOT and COLD water TWO bathrooms and two toilets Split System Air conditioning heating & cooling. TWO Large decks with outdoor setting and a BBQ Double Garage Table Tennis Kids surf boards and body boards ----- PLEASE PROVIDE specific details about your booking, eg age group, friends/family etc. Due to previous issues with neighbours at this property we would kindly ask that groups of friends under the age of 35 refrain from booking this property. If your intention is to cause nuisance and create excessive noise which causes disruption we would kindly ask that you please find another property. ----- Linen: * Full linen is provided including bath towels. * Hand towels and face washers are provided for all bathrooms. * Doonas, blankets and pillows are provided. * Tea Towels are provided. * Beach Towels are not provided. * Linen for porta-cots is not supplied. ---- The house bedding configuration is as follows: Master Bedroom: 1 King size bed. (Upstairs) 2nd Bedroom: 1 Queen size bed. (Upstairs) 3rd Bedroom: Trilogy Bunk bed = Double bed base & single bed top & one single mattress (no base). (Upstairs) Common room (detached): 1 Bunk bed = 2 x single beds & 1 Queen size bed (Detached studio - Ground level). * Note: Linen for the single mattress (no base) located in the 3rd bedroom is not supplied. There is a spare doona and pillow for this mattress but you will need to supply your own top and bottom sheets and pillow case cover.

PETS: Pets are allowed but must have been mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. ----- We also require a bond in some cases which is fully refundable after your stay. Weekend and Long weekend stays may be allocated a late checkout which will be subject to change.
