In line with the Short Term Rental Accommodation (STRA) Legislation (NSW 2020), guests must follow these rules.
-Please inform us of any extra guests or day visitors for safety and insurance purposes.
-In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
-Maximum overnight guests: 12. Day visitors: up to 6 extra people (total max 18 on the property at any time). Written approval is required for any visitors beyond booked guests.
-No smoking—evidence of smoking may incur a 500 AUD fine.
-Respect our neighbours—no loitering outside or in shared areas, and please keep noise to a minimum, especially after 9 pm.
-This is a strict no-party home. Breach of house rules may result in eviction without refund.
-Late check-outs or early check-ins must be requested in advance and may incur a fee.
-Date changes are only possible if your check-in is more than a month away and are subject to approval and possible surcharges.
-Check-in details will be provided the night before.
-Only one set of keys is issued per stay.
-There’s no WiFi as we offer an off-grid escape, but phone and data reception is strong depending on your network.
-Enjoy your stay but remember sound carries in this peaceful rural area—keep music at background level.
-Before leaving, please tidy the Lakehouse and put all rubbish in the bins at the front gate.
-Vehicles are restricted to driving only on the gravel road leading to the house; driving elsewhere on the property is prohibited.
-Fires are strictly banned in warmer months or during fire bans—check the NSW RFS site. Fires are best in winter; use fallen wood or bring your own.

Escape from the city and immerse yourself in the heart of the Southern Highlands at Bundanoon Lakehouse. A European-inspired provincial farmhouse, large enough for 2 families, sits on an elevated position of 20 acres of rich highland soil where the trees and gardens have matured to offer natural beauty, protection and total privacy for this wonderful retreat. A key feature of this property is the stunning private lake which our home shares with 2 adjoining properties and takes its name from.
Neighbourhood information
Bundanoon Lakehouse is only 2km from the heart of Bundanoon. There are many places to eat in the village, including cafes and the traditional Chinese and of course, the grand Bundanoon pub to have a beer and is great for family meals too... Also, the Exeter General Store just down the road in Exeter is great for meals, especially breakfast.
If you are into walking / biking and sightseeing, some of the Southern Highlands best walks set off from Bundanoon. Try Glowworm Glen, Moreton Park, taking in Grand Canyon lookout, Echo Point Lookout, Sunrise Point Lookout and Coal Mine Falls are directly accessed from Bundanoon.
Old Berrima, on the Old Hume Highway, is a must to visit, its got plenty of restaurants, cafes, specialist craft stores, the Old Berrima Jail and one of the oldest pubs in Australia.
