Bright open-concept living-dining-kitchen, 2 Bedrooms, 2 full Bathrooms, Step-Free from the beautiful courtyard throughout, has all the needs for a business or a big family. Features include hardwood floors, a Living room L-shaped wide Sofa that suits 2 additional Guests comfortably. Free unlimited-time street or underground car parking, Balcony. High-quality water floor-heating, a Main Bathroom with a separate Shower and wide bathtub, Lift, by Munich Messe ICM Conference Center, 6 min walk to SBahn Metro line S2 direct to the city center Marienplatz in 15 minutes, 10 min walk to the lake, walk to Edeke Supermarket, Restaurants: Famous Bavarian Flugwerk, Greek, Asian, Pizza, Italian shop, Cafe. There are 2 smart TVs in the flat. There is plenty of free street parking surrounding the building block, no time limit, or a lift-operated underground parking for regular cars. No parking in the courtyard/Innenhof, these are privately-owned. Water-cooled central air conditioning (US type A/C is not permitted in residential properties in Germany) and fans are also provided.

Upscale vibrant neighborhood, walk 10 minutes to Lake with BBQ area, swimming, Biergarten, very refreshing, mix of city and suburb, feels like home, all amenities around the flat. Your best friends are Gooogle maps to search for anything, and Gooogle Translate :) SBahn S2 stop to the city center Marienplatz in 15 minutes, is an easy 6 minutes walk to the end of the street. Direct bus # 234 is just a 4-minute walk, goes to the Tradefair grounds Messe Munich ICM, or 8 minutes to the Riem Arcaden shopping Mall, bus stop is by the Rathaus, or by the building at Italian grocery store and bakery shop/Cafe.
