Hi I’m Mark
After travelling the world, I decided to settle down in Suffolk twenty years ago and started my own little business with a beautiful old derelict farm complex, which I converted into six lovely little cottages for people to escape from city life and enjoy the wonderfully rural experience that this area amazingly has, despite it’s close proximity to London.
I love what I do and am ‘Hands On’ with welcoming guests to my own six cottages, as well as looking after my Cottage Agency 'The Grove Cottages' that soon developed as other owners came asking me to take on their cottages and give them the same level of personal customer care, attention, and promotion that we are known and appreciated for.
I don’t want to be a huge company, I’m very happy to have a small agency where personal involvement is always the priority and where I can pick only places which I love and know inside out to join us.
I am always available to answer any questions and above all else I want you to be in a cottage that suits you, so you will become our ambassador.

Just picture yourself on the balcony !
This is luxury conversion of a Historic Steam Mill into a beautiful two bedroomed Cottage.
The Old Steam Mill is accessed along a private drive up to the ridge of the hill with magnificent views of the Suffolk countryside and steep valley’s on both sides, there is a private car park outside and beside the cottage.
From the front door you enter directly into the sitting room with its large sofas, cosy log burner and colourful rugs. To the left is a dining area and kitchen and small hallway to the back door.
To the right is a very large bedroom with a king size bed, en-suite with a luxury walk in shower and loo and a dressing room. You can walk straight out of this room onto a sunny Breakfast patio and the mature gardens.
Between the sitting room and dining area is an open staircase leading to a landing area with a sofa - a lovely place to read.
A few steps up takes you to the spacious second king size bedroom, here there is a single truckle bed for a 5th guest - because of the lack of privacy and it being a single bed it is only suitable for a child (Children must be aged 8 or over)
The upstairs bedroom also has a lovely en-suite bathroom - the bath is oversized and has a hand held shower.
French doors lead out to a large sunny balcony with sofas and lighting for you to enjoy the beautiful views and really unwind.
We are sorry but only children over 8 years old can be booked in and no babies due to open staircases

There is a 20 Pound charge for up to 7 nights.
You can also have access to the Tennis Court if available.
Payments
20% at the time of booking and the balance due one month before arrival.
If you need to cancel you can receive a full refund up to 30 days before arrival.
Neighbourhood information
The Hartest Steam Mill is a historic building and next to it was a famous windmill, these were a focal point for the local area and perched on the high point overlooking the valleys, one of which contains the road and the little village of Hartest. it is a very pleasant walk through the countryside down to the village where there is an excellent pub serving good food and beer fresh from its own brewery on site.
There is also a lovely walk in the other direction that leads you to another great little pub called The Queens Head in about 45 minutes.
