Meet Your Hosts – John and Carol Emerson at Elms Farm Cottages
We’re John and Carol Emerson, your hosts at Elms Farm Cottages in rural Lincolnshire. We live in the original farmhouse next to the cottages and have been welcoming guests here since 2005. As hands-on hosts, we’re committed to making your stay relaxing, comfortable, and memorable.
Carol personally manages all bookings and enquiries, and is always happy to help with any questions about accessibility, local attractions, or the best places to eat and explore. Whether you’re staying for a couples weekend, part of a family group or for an extended break, we’re here to ensure everything runs smoothly.
Our Cottages and bedrooms – Comfort, Style, and Accessibility
Elms Farm Cottages is a collection of ten beautifully converted barns and stables, centred around a pretty courtyard garden. We offer one, two, and three-bedroom cottages plus two hotel style bedrooms with en-suites. Each ground floor cottage combines rustic charm with stylish, modern interiors and is fully equipped with everything you need for a comfortable self-catering stay. Pheasant and Partridge are hotel style kingsize bedrooms with step free en-suites. – ideal for families, couples, business travellers, or groups of friends.
Several cottages include private outdoor hot tubs (available as optional extras/charge applies), and most are dog-friendly (extra charge applies per dog) with plenty of outdoor space to enjoy. We also have shared facilities such as a children’s play area, a large BBQ and pizza oven area, EV charging points, a laundry barn, and a cosy outdoor dining lodge.
Accessibility is at the heart of what we offer. Our cottages and bedrooms feature step-free access, wider doorways. Several cottages have wet room showers making them suitable for wheelchair users or those with limited mobility. Step into a thoughtfully designed Grade II listed cottage, where original oak beams meet sleek, modern interiors. With three spacious bedrooms—including a super king-size en-suite, a second super king, and a twin room with zip-and-link beds—Stables Cottage offers flexible sleeping arrangements to suit any group. Prefer three king-size beds? Or three twin rooms? We’ll tailor it to your needs. A travel cot is available on request for little guests.
The heart of the cottage is its open-plan living space, complete with a fully equipped kitchen, wood-burning stove, and large wall-mounted TV—perfect for cosy nights in. Step outside to your own patio with a large dining table, and for the ultimate indulgence, add a hot tub (just 24 hours' notice required, GBP 150 charge).
Stables Cottage is also a shining example of accessible holiday accommodation, with level access throughout, extra-wide doorways, and a modern wet room. It's a perfect, worry-free option for guests with limited mobility.

Great location to explore the East Coast of Lincolnshire. RSPB sites close by are Frampton Marsh, Freiston Shore and Gibraltar Point.
For aviation lovers we have RAF Coningsby and the Battle of Britain Memorial Flight Visitor Centre. East Kirkby Aviation Centre. Cranwell Aviation Centre.
