Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Modica Climatic Zone A: 5 hours a day from December 8th to March 7th.
Check-in can take place in person or in online self check-in mode: the guest will receive confirmation of the check-in method 2 days before check-in. Completing the online registration is MANDATORY in order to access the apartment.
- SELF CHECK-IN: Instructions on how to retrieve the keys and access the apartment will be provided after completing online registration. Keys can be retrieved free of charge via on-site keybox. In case of problems, telephone assistance will be guaranteed until 10pm.
- IN-PERSON CHECK-IN: A member of our staff will welcome you to the apartment and give you the keys. Check-in in person is free between 3pm and 9pm. Check-ins after 9.00 pm must be agreed directly with the property and involve a supplement as follows:
EUR 25 between 21:00 and 23:00
EUR 30 between 23:00 and 00:00
EUR 40 between 00:00 and 01:30
Late check-ins are not available after 01:30.
Property information
Two charming apartments, 65 square meters and 45 square meters, tastefully furnished and ideal for two people. Both on the ground floor, they were created from the ancient caves of Modica and are arranged over two levels. Located in the heart of Modica Bassa, they are just minutes from the city's main attractions.
*The 65 square meter apartment is organized as follows*:
- LIVING ROOM with dining table, sofa, armchairs, and TV;
- KITCHENETTE with induction hob, refrigerator with freezer, oven, dishwasher, coffee maker, kettle, wine glasses, and other kitchen utensils;
- BEDROOM (upstairs, accessed by stairs) with double bed, dresser, and open-plan whirlpool tub;
- BATHROOM (upstairs, accessed by stairs) with double sink, shower, and toilet.
FURTHER SERVICES AVAILABLE: unlimited Wi-Fi, hot/cold air conditioning (split in the living room and bedroom), iron and ironing board, and clothesline.
A small built-in table is also available at the entrance to the apartment.
*The 45 sq m apartment is organized as follows*:
- LIVING AREA with dining table, sofa, TV, and KITCHENETTE (induction hob, refrigerator with freezer, dishwasher, kettle, wine glasses, and other kitchen utensils);
- BEDROOM (upstairs, accessible by stairs) with double bed, dresser, and clothes rack;
- BATHROOM with shower, sink, and toilet.
FURTHER SERVICES AVAILABLE: unlimited Wi-Fi, hot/cold air conditioning (split in the bedroom), iron and ironing board, clothes drying rack, and hairdryer.
A small built-in table is also available at the entrance to the apartment.
PLEASE NOTE:
- Both properties have steps to access them and inside: please be careful if traveling with children.
- The apartments do NOT have a bidet or washing machine.
- The hot tub in the 65 sq m apartment is open-plan and not separated from the bedroom.

Modica, a jewel of Sicilian Baroque and a UNESCO World Heritage Site, is a charming city divided between Modica Alta, with its panoramic views, and Modica Bassa, the beating heart of city life. Its streets tell a thousand-year history, with monumental churches, scenic alleys, and a unique gastronomic tradition.
Among the main attractions are the Cathedral of San Giorgio, a baroque symbol built on a majestic panoramic staircase; the Cathedral of San Pietro, with its spectacular staircase flanked by apostolic statues; and the rock church of San Nicolò Inferiore, a small medieval gem with Byzantine frescoes.
