*Important Notice – Pool & Terrace Renovation: From November 7, 2025, to MAY 15 2026, the pool & terrace area will be closed for a series of thoughtful renovations designed to enhance the overall experience. During this period, access to the terrace will not be available. The fourth bedroom, lovingly known as the Stone Room and located just beneath the terrace, will remain open and welcoming, with its own secured and dedicated entrance to ensure both comfort and privacy.
***Once your reservation is confirmed, the deposit is simply processed as a credit card pre-authorization a temporary hold with no charge made. It’s automatically released within 7 days after check-out, following a brief inspection of the apartment. In nearly all stays, everything is left with care, and no issues arise.***
**The production of noise that may be heard by neighbors is strictly prohibited, unless it is covered by a separate contract dedicated to events. For the avoidance of doubt, “production of noise” includes, without limitation, sound from music played through speakers, live bands, live singing (with or without microphones), or any other form of amplified sound, as well as non-amplified sound if generated at a volume or intensity that might cause disturbance to the property’s surroundings. Music devices of any kind, as speakers, or sound dock brought by the guest are strictly forbidden. The only music device authorized is the JBL sound dock belonging to Amani, and turned on at a background level so that the sound cannot be heard by the any neighbour. The guest acknowledges that the owner is committed to preserving the peace and quiet of the neighborhood. Any breach of this policy may result in immediate intervention by the owner’s staff, termination of the stay, and forfeiture of the security deposit.
The guest shall respect the neighbors’ peace and quiet, especially from 10:00 PM to 8:00 AM; and will keep noise levels to an acceptable level during the stay to respect the peace.
Property information
• Janitor Services: Our live-in janitor, residing in a separate house, ensures the maintenance of the garden, the house and pool while providing added security for our guests.
• Housekeeping: The janitor’s spouse manages daily housekeeping tasks, including cleaning, laundry, ironing, and meal service (excluding meal preparation and personal laundry).
• Culinary Services: Enjoy our cooking service, available upon request for lunch or dinner, with meals prepared on-site or delivered. This service is billed separately.
• Breakfast Service: Breakfast can be served daily (Free of charge) upon request
• Amenities: 24-hour electricity and high-speed internet ensure your comfort and connectivity.
• Concierge Experience: Connect with our dedicated local guide to curate an unforgettable stay: explore scenic hiking trails, embark on regional sightseeing adventures, enjoy a boat tour along the stunning Batroun shores, or secure reservations at top restaurants, our concierge service will handle every detail.
• Security: Night time Security guard.
- Property Use:
The client will use the property for personal use. Any use of the property beyond personal, including filming or subletting, organizing an exhibition or an event or party, is subject to a different pricing scheme and a written authorization from Local Host.
- Parties and Events:
For an invitation exceeding 20 persons or for music installations, or any kind of noise or any activity likely to disturb the tranquility of neighbors, please contact us for a quote. Parties, events, and large gatherings or loud music, or any activity likely to disturb the tranquility of neighbors, follow a different pricing scheme and are not allowed inside the property without prior written approval from the host. All approved events must comply with special House rules for events, including noise and occupancy.
Neighbourhood information
- Security and Safety:
For security reasons, ensure all doors and windows are locked when leaving the property. Guests are responsible for their personal belongings and valuables during their stay. Care should be taken while moving in the outdoor area especially near the edges of the terraces, gardens and all outdoor areas. Extra care should be taken when carrying children.
House Rules:
- Smoking is strictly prohibited inside the property. Any detection of smoking odour will result in a penalty of Three Hundred Dollars.
- Please do not leave the air conditioner on unnecessarily during the day.
- Please ensure that the window handle lies flat to allow the blind to be lowered correctly.
- Save water, save the planet! Excessive consumption might result in water shortage.
- Don’t throw toilet paper or other items in the toilet drain.
- No pets are allowed inside the property or in the gardens.
NB: Kindly note that you must present your passport or a copy of your passport upon check-in to comply with the regulatory requirements set forth by Lebanese General Security.
