**House Rules:** 1) This home requires an ONLINE TRANSFER DEPOSIT of RM100 per stay, and the deposit will be returned 5-7 working days after check out. (due to operation and bank transaction time) provided everything in home is in order, which you can refer to our house rules. 2) Strictly NO SMOKING in the house (including balcony). 3) Quiet hours from 9:00pm to 8:00am. 4) No PETS and No PARTY allowed at all. 5) Last minute late check out without valid reasons and without any prior informing us ARE NOT ALLOWED. 6) Violation of house rule for No. 1 to No. 4 will be penalized RM 100.00 for each rule. 7) Any damages or lost of apartment key, access card and car park card will be charged RM 100.00 per item. 8) Any damages or irremovable stains caused by the guest to our bedsheets, towels, wall, paints, carpet, rug, sofa, chairs, hair dryer, etc will be charged to the guest accordingly for replacement or repairing cost according to market price. **Ground Rules:** 1) The consumption of illegal drugs or performing any unlawful activity in the unit is strictly prohibited. It will result in immediate termination of booking, dismissal of guest with no refund, and legal prosecution. 2) The Host of this unit shall be under no liability to any person permitted to enter or use the premises for loss of life, accidents, injuries sustained, or loss or damage of goods or chattels. 3) The Host accepts no responsibility for the loss or damage to any personal belonging/item left unattended in the unit. Personal belongings shall be held and kept all the time properly by their owner, and should any incident happen; the sole responsibility will be on the owner. 4) Considering the risk of injury or damage to guests in the unit, The Host will not hold any responsibility nor provide any indemnification/compensation to the guest. 5) The Host does not accept any litigation and personal injury claim arising from the guest's action or sole negligence. 1) Due to regulations of this building Management, upon checking in, for Malaysian we will need to verify your Identification Card, and for Non-Malaysian we will need to verify your Passport with Visa or stamping showing dates of entry to Malaysia, via Whatapp or Booking apps, as a standard registration process. Do not worry, it will be simple and quick, our teammate, Angel will contact you with more details yea? 2) We ONLY allow exact number of guest(s) that mentioned in Guest Itinerary to check in. Guest must declare if the occupants are not the same as the booking name. Additional verification and registration is needed with Identification Card or Passport when the booking name and the guests name that check in the home are not the same. Management reserved the rights to reject the guest to check in if such verification is not provided. 3) Guest's additional family members, friends, visitors or anyone NOT registered with Flexihome and outside of Booking's reservation guest details, are strictly NOT ALLOWED to access to this home, to this property, and also to use the facility of this property. (Kindly refer to rule no.2 above) Any violation of this rule will be subject to penalty, and any extra penalty charged by the property management office will then be paid by the guest directly to the property management office without getting Flexihome involved. 4) Guest only permitted to use our home for the purpose of accommodation only. Other purposes must be declared and Management reserved the final rights to approve such purposes upon discussion with the guest. The Management also reserves the rights to take any legal action it deems necessary to any guest who violates the policy. 5) Early check-in is subject to availability at the time of arrival and cannot be confirmed in advance. 6) Guest is fully responsible for their owned valuables safety during your stay. Therefore kindly keep your valuables properly during your stay especially without your presence.

Within the radius of Eclipse you are actually experiencing a very diverse cultured modern city. We have lots of expatriate here coming from every part of the world. At the same time Malaysians are staying here as well. You will also notice a good number of students hanging out in this area because there are universities nearby this area. It sounds like a crowded city but it is not. The population here is very well balanced and you will notice it quickly once you are here because of the smooth traffic in almost throughout the day. If you are a food hunter (although here is not the best place to look for authentic local food), you will find restaurant in anywhere surrounding Eclipse. Starbucks, KFC, Burger Kings, Mamak ( a must try ), Western food, cafes, you name it... Also grocery stores are just right at the corner at Tamarind Square,, so do not worry about not having enough groceries if you need some. But do take note that there grocery store do not operate 24 hours daily though. If you feel like heading out, there is a shopping mall nearby the called D'Pulze Shopping Center. You can find clothes, groceries, bags, IT gadgets, restaurant, cinema and etc.
