This is a studio unit attached to our house. Guests park separately to the main house and entry/exit is completely separate. Guests do not come into contact with staff, though they are available for information or help at the main house. The unit has recently enjoyed an upgrade which included complete sound proofing. Includes an open plan kitchen, lounge and bedroom. The bed is a Queen. The unit has its own laundry and tiled bathroom with shower. This studio unit opens to a private courtyard which faces north and enjoys extensive water views of our inner harbour and city lights at night. Smart TV, Air Condtioner. We are situated in a very quiet neighbourhood. Smoking is permitted outside the unit only, NO drug use is permitted. We have kayaks available for guests with water experience. We are happy to supply a portable cot for a child up to 1 year of age, there will be no over night cost for this. Please advise prior to arrival. Parking is available on site for one vehicle. Tim and Joanne live in the main home (attached). We have lived in this home for 15 years. We just love living in this quiet location, watching the inner harbour flowing before you, kayaking the harbour. Tim is a building consultant and Joanne supports young families.

The neighbourhood is residential, peaceful and quiet. We have wonderful neighbours who are all very friendly. Just 400m from our home is a little local shopping complex offering an amazing Bakery, Cafe, Takeaways, Pharmacy, Grocery Store, Hairdresser. Then a further 600m down the road is another Takeaway Shop, Grocery Store and Petrol Station. There is a bus stop at the end of our driveway to the left, which will take you in the direction of Mt Maunganui or Papamoa. 40m to the right is another bus stop which will take you in the direction of our city centre. We are located about 15 minutes by car from Tauranga city centre and 20 minutes from the center of Mount Maunganui where there are boutique shops and our well known white beaches and surfing. Mall Shopping: 5 minutes by car to Bayfair Shopping Mall and 10 minutes to The Lakes Shopping Mall.
