Nestled on a wooded hillside, this charming 3 bd, 1 bath home is 3 minutes from historic Dandridge and a boat launch! Relax after days on Douglas Lake, visiting unique attractions & exploring the Smokys! Enjoy movie nights on the Smart TV or watch the moon rise over the Lake and Mtns from the rocking chairs on the deck.
The home is in a quiet neighborhood on a wooded hillside with complete privacy, and over an acre to explore. You will be a short 2 to 3 minute drive from historic downtown Dandridge, or you can even walk there on neighborhood streets in about 10 minutes.

House Rules/ Short Term Rental Agreement

This is a short-term rental agreement and by accepting this reservation, it is agreed that all

guests agree to the following terms:

1. Must be at least 25 years of age to book. Individual executing the booking must be staying

at the property during the dates reserved. Booking guest is required to share these rules with

accompanying guests.

2. No more than 6 guests allowed. Only the specific guests noted in the booking are allowed

on the premises. There will be $75 charge per person, per night for anyone who stays on the

property overnight that is not on the original booking. If your guest list changes after the

reservation is made, please alert your host so the correct number of guests is on the

reservation.

a. There is video surveillance on entrances to the property to ensure that only the number of

guests on the reservation enter the property.

b. If more than the authorized number of guests listed above are found on the Premises, this

Agreement will be subject to termination by the Host.

c. Any violation of this may result in the immediate removal of all guests (and any visitors) from

the property without a refund.

3. Pets are NOT permitted.

4. No parties or events.

5. No smoking or vaping indoors. If you must smoke please do so outdoors and dispose of

butts properly.

6. The property has two steps at the entry, and a set of stairs off the back deck. You

understand that the use of stairs is at your own risk. You accept full responsibility for any injury

arising from use of stairs or steps. You understand the warning and agree that you will assume

all responsibility for yourself and for the consequences of those in your party. You agree to hold

harmless any claim whatsoever against owner for accidents or claims arising from use of stairs

or steps. All Airbnb Guests in my party acknowledge and agree that they have read and

understand this waiver and they acknowledge that confirming below constitutes a binding and

enforceable contract between Airbnb Guest and Airbnb Host.

* Fire pit available only if specifically listed as an amenity on property listing. Fire pit may not

be available at the property you are booking.

*7. Use of the fire pit and BBQ grill by our guests is expressly at your own risk. By renting our

home, you acknowledge all risk and accept liability implicitly.

a. When using fire pit at night, keep noise to a minimum and be respectful to our neighbors.

b. Extinguish all flames and coals when not in use.

● Do not leave the fire unattended.

● Do not leave trash in the fire pit.

● Do not use the fire pit when the conditions are hazardous (windy, dry grass within 50

feet).

c. Bring chairs back to deck to prevent them from blowing away.

8. Do not leave any trash, recycling, food, empty coolers, etc. outside anywhere (including

decks), and especially at night. Please bag and secure all trash in bin located on the garage

side of the home.

9. PLUMBING: We have a septic system. Please **do not** flush anything other than toilet

paper.

WINTER STAYS: We do not issue refunds for winter weather or storms as this is beyond our

control.

NOTE: Douglas lake is lowered between 30 and 40 feet in the winter and is not suitable for

most boats (bass boats being the exception). Please be mindful of this when selecting a

winter stay .

Guests are obligated to follow all items in the checkout procedures prior to vacating.

10. Checkout is promptly at 10 AM. If you need a late check out you must book the day

following your stay. Housekeeping charges us $50 for every 30 minutes past check out guests

stay. This will be passed on to you if you fail to check out on time. If you have not vacated the

property by 12 noon on your booked check out date you will be charged the full nightly rate.

11. SUBLETTING. The guest does not have the right to sublet the Premises.

12. INSPECTION. The Host has the right to inspect the Premises with prior notice as in

accordance with State law. Should the Guest violate any of the terms of this Agreement, the

rental period shall be terminated immediately in accordance with State law. The Guest waives

all rights to process if they fail to vacate the premises upon termination of the rental period. The

Guest shall vacate the Premises at the expiration time and date of this agreement.

13. MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean,

and ready-to-rent condition and use the Premises only in a careful and lawful manner. The

Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement,

defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for

maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees

that the Host shall deduct costs of said services from any Security Deposit prior to a refund if

Guest causes damage to the Premises or its furnishings.

14. QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in

a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a

civilized manner and shall be good neighbors with any residents of the immediate area.

Creating a disturbance of the area by large gatherings or parties shall be grounds for

immediate termination of this Agreement.

15. HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless

the Host against any and all claims of personal injury or property damage or loss arising from

the use of the Premises regardless of the nature of the accident, injury or loss. The Guest

expressly recognizes that any insurance for property damage or loss which the Host may

maintain on the property does not cover the personal property of Guest and that Guest should

purchase their own insurance for their guests if such coverage is desired.

16. ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and

expenses that shall be made or incurred by the Host enforcing this agreement.

17. USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is

not authorized to sell products or services on the Premises or conduct any commercial activity.

18. ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other

such use that includes but is not limited to illicit drug use, verbal or physical abuse of any

person or illegal sexual behavior shall cause immediate termination of this Agreement with no

refund of pre-paid Rent.

19. POSSESSIONS. Any personal items or possessions that are left on the Premises are not

the responsibility of the Host. The Host shall make every reasonable effort to return the item to

the Guest. If claims are not made within the State’s required time period or two (2) weeks,

whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

20. GOVERNING LAW. This Agreement shall be governed and subject to the laws located in

the jurisdiction of Premise’s location.

Damage Protection:

The $45 charge listed as a "Service fee" on your quote covers your purchase of $3,000 in "AllRisk" damage Protection. Although rare, accidental damage from guests does happen.

Traditionally, this was managed via a security deposit or vacation rental damage insurance

purchased by the guest. Both are cumbersome and often have big limitations in protection.

With "All-Risk" protection, all accidental damage from a guest is covered unless it's specifically

excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

accident happens and damage occurs, you are protected under Waivo!

Waivo® Damage Waiver

If You have purchased a Waivo® Damage Waiver (“Waiver”) then the following terms and

conditions are now part of Your vacation rental property agreement.

I. AGREEMENT

A. On behalf of Smoky Meadows, LLC, the party authorized to rent the vacation rental property

and the owner of the vacation rental property, Waivo has assumed the responsibility for

damages as outlined below up to $3,000, the Waiver limit purchased by or for You, the renter,

for your stay at the vacation rental property.

B. Waivo is hereby responsible for direct damage to real or personal property of the vacation

rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of

repairs or the cost to replace the property up to $3,000. This Waiver does not negate your

responsibilities as a renter for items outside of Waivo’s responsibilities.

C. This is not an agreement to provide insurance. II.

EXCLUSIONS

A. This Waiver will not pay for theft, or damages resulting from: 1. Acts of God 2. Prior damage

or normal wear and tear 3. Theft 4. Loss of use of the vacation rental property 5. Rodent,

termite, infestation, or wild animal 6. Damage to a motorized vehicle 7. Fine art, collectibles, or

sets of items

B. This Waiver will not pay for damage or theft of property owned by You.

C. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers

and drains, landscaping, marring, maintenance, or mechanical breakdown. III. CONDITIONS

A. Waivo has the sole authority to determine the nature and extent of damages, necessary

repairs, and eligibility for the Waiver.

B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash

value.

C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the

normal cleaning fee. An irreparable stain or spillage is considered damage.

D. This Waiver is only effective for a one-time single continuous stay, for which You purchased

the Waiver. It takes effect when You occupy the vacation rental property and terminates when

You depart the same vacation rental property. This Waiver expires after 32 days of a one-time

continuous stay. Additional Waivers may be purchased for extended continuous stays.

E. This Waiver is only effective if damage is reported to Waivo by You, the property manager,

the online travel agent or the owner of the vacation rental property within 14 days of Your

departure from the vacation rental property or the expiration of the Waiver (32 days).

F. Waivo will not respond to damage under $50 US dollars.

G. If there is a dispute related to these terms, mediation is required before any party may file

litigation. In the event of litigation, all parties waive the right to a jury trial.

IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the

renter’s spouse, children and any other person You invited on to the vacation rental property

during your stay.
