Location was nice. We were upgraded to one of the deluxe outside units where we could park right outside. Rooms did have a funny smell but could have been the sulfur in the air. Room and bathroom were clean. Beds were comfy. Great value for money. Would definitely stay here again.

    Great walking trail.

    Great walking trail. The developed park at the north end of town is family friendly with playgrounds and fields. The path continues around for other views of the lake. And don't miss the Government Gardens, Rose Garden, and the real Rachel Spring.

    Breakfast was ok, for the price you’d spend the same at a nice cafe within walking distance and get a decent coffee. Room was adequate and had everything we needed. Comfy and warm. We managed to park on site the first night, second we had to find a park on the street. We got lucky as there was an event on at Rotorua Lakefront and parks were filling fast.
