Check in/out was easy. Very nice rooms. Great location. Free breakfast was a plus. Staff was helpful. Tip: once you've checked in, park out back near the door to the dining area and rear entrance. It's convenient if its pouring rain as it was during our stay.

We stayed in the cottage which is a delightfully quiet room in the garden. A four poster bed en suite with tea and coffee making facilities. Fresh pastries are provided for breakfast in the main house where the various residents exchange their stories. The hotel is a short walk from Bellvue which provides a little eatery called 'Picnic' and the various golden age mansions. we can also recommend Annie's and Mozz. The Harbour is a short walk away and provides many exceptional restaurants including the Mooring, 22b, and many more. The owner is a wonderful friendly and helpful young man and we cannot recommend this place highly enough.

Wonderful little boutique hotel—beautiful down to the smallest details. The location is perfect for walking to Newport shopping and restaurants. The dining room has an amazing view and breakfast was delicious. I have nothing negative to say. It completely exceeded my expectations. I will stay here again.

The property was a little slice of Heaven. Decorated in a modern manner. Spacious room and bathroom. Lovely balcony overlooking the ocean. Hotel staff was extremely helpful. Kitchen pantry with free snacks was an extra treat. Directly across the street from the beach. Walking distance to lovely ice cream shop. My family and I will definitely return.

    The town is historic and charming.

    The town is historic and charming. We ate at Benjamin’s, but be sure to dine upstairs. Big portions, you can share and should. Visited The Breakers and The Marble House. You can use uber or drive. Loved my time in Newport. I felt very safe.

    Actually, I didn't see much of the city.

    Actually, I didn't see much of the city. I mainly toured other towns in RI, but I had to come to Providence to catch the train home. The one night I spent at this hotel, however, was a great way to end my vacation.

    Middletown is absolutely beautiful.

    Middletown is absolutely beautiful. Plenty of beaches to chose from and all have great views of the surrounding area....eg. cliffs. Lovely coast road drive which leads to Brenton Park for flying kites or have a picnic.

    Nasty moldy carpets . Wheezing because of this !!! Would not go back !!! Room was charged on my daughters credit card when I got to the hotel I changed my credit card in the end both cards were charged trying to resolve this now that’s poor management that should never of happened!!! So so very disappointed I never took pictures my mistake. I should’ve done that.

    Very pleasant staff, comfortable room, shower, etc. Liked having coffee maker, microwave, freezer and refrigerator in room. Good size pool and bar-b-que area. Good places to eat within a 5-15 minute drive.

    There were plenty of restaurants and shops in town and good views of the harbor. We ate three of our five meals (two breakfasts and a lunch) at a small take-out called Rebecca's. It turned out that they had some indoor seating, which we took advantage of for breakfast. Getting around Block Island is a dilemma. If you're young enough, bicycles and mopeds seem to work well. Getting a car across on the ferry requires advanced planning, and you might find parking at your hotel difficult. For old folks like us, taxis were a necessity to get beyond the old harbor area.

    We had a problem with our room, no hot water and the TV did...

    We had a problem with our room, no hot water and the TV did not work. I believe the hotel had just opened for the season so we did not mind being moved to a new room. A hotel representative provided us a $28.25 credit for the inconvenience but we never received the credit. After 4 voicemails and an email or two, the hotel responded and told us they credited a Destination fee. We book the room through Booking.com and they charged us the $28.25 for a Resort fee so I believe these fees are the same fee because they are the exact same amount and why wouldn't Booking.com have charged me for both fees when I booked the room. It's not much money but it makes me wonder about Management's integrity and attention to detail.

    5 Huge Stars to the Staff, room size, cleanliness, parking, wifi, and location. Felt safe. So much shopping. Loved the recliner, kitchen, hardwoods, bathroom, and desk. The bed was nice. Clean. Just bring earplugs. The walls are made of paper and you hear everything above and next to you.

    Smithfield suited our needs for this trip.

    Smithfield suited our needs for this trip. There was ample retail to assist with some items we needed. Our business took us to a nearby town not allowing us much time to explore but the town looked interesting. We did notice that this area evidently is home to university/college students but that presented no problems whatsoever.

    We love to play videos poker.

    We love to play videos poker. We could barely find a poke machine that worked. They were all broken with buttons that would be sticking they would not accept the card and we will quite disappointed. Plainridge casino is 8 minutes from our home and we will continue to go there. If the poker machines are upgraded we will stay at your hotel which was wonderful.
