The flat is beyond excellent. The actual property is much better than the photos! You can see the beach from a bedroom, living room, and even bathroom! (see photo of view from living room) You can just sit all day and enjoy the view. The location is very very convenient with just no more than 30 steps to the beach and a short walk to all shops and restaurants. Michael is such a great host. He responded very quickly to messages or questions I had which made my stay a very smooth one. I will definitely come back again!

The rooms are spacious, and although the furnishings are dated, the beds and sofas are very comfortable. The kitchen is well appointed. Everything worked, the wifi, TV, all appliances, central heating, shower. We know this area well, and we would definitely recommend Sandstones for any visiting walker, golfer, or Edinburgh tourist.

I was sorry to leave this exceptional flat after a 4-week stay. I’ve rented dozens of North Berwick vacation properties through the years, and this one is the best. Unlike the majority of its competitors, Rooftops felt like a real home rather than a generic holiday rental. It was exquisitely furnished and imaginatively decorated. The views to the sea and Fife were better than expected. The kitchen was equipped with everything I needed—and more. The spacious, luxurious bathroom boasted underfloor heating and a skylight. The beds were comfortable. Everything, including the WiFi, worked well. And considering its location on the High Street, the apartment was remarkably quiet. Bonus points for the owner, who provided detailed instructions and was quick to answer the few questions I had. I could not have been more pleased with my experience here!

Fabulous little apartment, right on the beach only a few minutes walk from the town centre. The apartment was spotless and well equipped as well as being very nicely decorated and comfortable. We stayed for a week and had a lovely time exploring the area. Really can't fault it and would definitely return.
