Amazing staff, very comfortable room, lovely beds. The breakfast was great. Karen was always asking me if I needed anything because I don't drink tea or coffee in the afternoon she gave me hot chocolate and mint tea decaf tea also. Really appreciate the hospitality.

the attention and service was very good, even on 2 accasions they took the throuble to open the kitcken and cook for us outside of their schedules . Very attentive helpfull and effective the owner, it was a pleasant stay.

Just a 20-minute drive from historic Durham, The Royal Oak is a family-run hotel offering a traditional restaurant, a bar, and free Wi-Fi throughout. The hotel has wonderful views of the County Durham countryside.

The Royal Oak doesn't look like anything special from the outside, but don't be fooled by that - the room we had was large, clean and comfortable with lovely views over open fields. It was one of the best places we stayed during our six-week tour, and we would have liked to have had more than one night there. The beds and pillows were just right, and it was quiet overnight so we got a good night's sleep. We had a very good evening meal and breakfast in the pub. The landlady was friendly and helpful, and even got two burly lads at the bar to take our suitcases upstairs for us!

    Top marks in all categories. From the moment we drove through the gates, we knew we were in for a treat. Harold was there immediately to welcome us as we arrived. We were shown around the grounds and told to make ourselves at home. Our accommodation was absolutely spotless. It was such a pity that we had only booked 1 overnight stay. We would highly recommend the Warlands Farm Guest House.

    Excellent location within an easy walk of Durham centre with a good size car park and really lovely staff. We often prefer to not have our room serviced every day and they offer you one free drink the night before if you opt out. A very innovative idea.
